Grains can be steeped in hot water, hot liquor, or even a combination of the two. When grains are steeped at temperatures less than 170 degrees Fahrenheit, the resulting result is a dry, astringent flavor in the beer. If grains are steeped at temperatures higher than 170 degrees Fahrenheit, they will not extract tannins, and the brew will take longer to brew.

I can definitely see the advantages of having your own grain mill. Oh very good I must say, I didn’t know that one can actually get a good grain mill in bulk to make it better. I have always had eye for one but the good ones are expensive and as you have said, it is always better to buy the quality ones so it can last longer.
